You NEED these things for EVERY Tenancy

Landlords, here is EVERYTHING you need for EVERY tenancy, EVERY time. 

Here’s a step by step guide to getting every tenancy right. 

If you’re a landlord, you know there are lots of laws and process you have to follow nowadays to keep your rental property compliant and legal. There are so many Landlords that don’t know what all of those processes are. More worryingly, loads of Landlords don’t know how serious the consequences are nowadays if you don’t follow these processes. 

Here is a step-by-step guide of everything that you need in order to be compliant with every single tenancy that you do from now on. There’s loads and loads of different laws, pieces of legislation, processes that you have to follow, so I’ve just written down the basics right here so that you can follow it step-by-step and get it right every single time. 

How to Rent Guide

Now let’s start off with the How to Rent Guide. That’s the front cover of it. You NEED, NEED, NEED to give that to every tenant that moves into the property and they have to confirm that they’ve received it. If you don’t give them that, you can’t evict them. Simple. This gives tenants all the information about their rights and the renting process. 

Assured Shorthold Tenancy Agreement

You need an assured shorthold tenancy agreement. It has to be signed by you and the tenant. It has to be perfectly written, i.e., your name has to be clear and spelled correctly, your address must be clear, everything needs to be 100% accurate. Otherwise you can’t evict the tenant if required. 

Right to Rent

The Right to Rent document also has to be completed. You have to take the right documentation and identification as well. Have a lookup on my Facebook page. That will show you exactly what documentation you need to take, but if you’ve got to get this done. If you don’t, you can’t kick them out. You also have to check this every year. 

Energy Performance Certificate

This is something relatively new, modern, fancy, fabulous, whenever you want to call it. But this shows the tenant what the current energy performance rating is. That means they can see roughly what their energy bills are going to be. It’s really helpful for them, but also its legal, so landlords, you’ve got to do it.

Gas Safety Certificate

Your Gas Safety Certificate, another thing you’ve got to get done before the tenant moves into the property because they will need it. If you ever go to court because you need to evict your tenant, the judge will ask for that or at least ask the tenant that they received it. Make sure you don’t forget it. A qualified plumber can provide this for you and only takes around 30 minutes to complete. You should be able to get it for less than £75. 

Make a Checklist 

I made a checklist which has everything in there that shows you step-by-step and you can tick off once it’s done. If you get the tenant to sign your checklist to say that they’ve received everything on that list, then there can’t be an argument, can there?

Don’t Forget to do a Proper Inventory

I really want to make sure people aren’t messing this bit up because it’s so important. You MUST do an inventory. If you go to court because you’re claiming damages from a tenant, but there’s no inventory, the judge will say “no chance”. The inventory needs timestamped pictures and descriptions of EVERYTHING so that the judge and the tenant know the condition and contents of the property. Once you’ve got that, there can be no arguing about any damages the tenants caused.
